7. Closing and Transfer

Once a housing loan is approved, the Buyer pays the remaining sum of the sales price to the Seller and the property is transferred to the Buyer.

Plaza homes sets up a time and place for the closing. If the Buyer is using a housing loan, it is quite common to hold the closing at the financial institute that offered the mortgage.

The Buyer pays the remaining sum and other expenses, and then receives the keys and necessary documents for the property.

Normally, a Legal Scrivener (arranged by Plaza homes for the deal) processes the ownership transfer to the Buyer and necessary related registrations.

The Seller and the Buyer sign and seal the registration application forms.

In addition to registration fees, the Buyer pays a commission to the Legal Scrivener.
* It normally takes between 2 to 3 weeks after applying for the ownership transfer for a new title certificate to be issued.

Please make sure to prepare all necessary documents in advance.

All necessary documents
  • Original copy of a registration certificate for "Jitsuin" (officially registered seal, called a "hanko" in Japanese)
    If a non-Japanese Buyer does not have an officially registered seal, a signature registration certificate can be substituted for an original copy of a registration certificate for "Jitsuin",
  • Original copy of certificate of Residence
  • Certificate of Alien registration

The Buyer needs to prepare the remaining sum and other fees.

  • Registration costs
  • Commission for the Legal Scrivener
  • Settlement money (Pro-rated between Buyer & Seller)
    (Fixed Asset Tax, City Planning Tax, Management fee, Repairing fund (for an apartment), Membership fee for the neighborhood association.)

Costs involved in purchasing a property

The property is delivered to the Buyer, and a final check of the present condition of the property is conducted in the presence of both the Seller and Buyer.

Moving in:
At the Buyer's request, Plaza homes assist the Buyer move in by arranging for a moving company, setting up utilities service and handling all necessary notifications to the management company (when purchasing an apartment).

8. Tax Payment

When purchasing a property, the Buyer must pay the real estate acquisition tax.

Approximately 3 to 6 month after purchasing a property, the tax office responsible for the purchased property will send the Buyer all necessary documents related to the real estate acquisition tax. It's highly advisable to settle the payment within the specified time frame. When the documents arrive, Plaza Homes is available to explain them if necessary.
