This guide explains procedure of selling a property, type of mediation contract, necessary fees, documents and items.

Step 2
List your property on sale and advertise

Once the selling price is set, you need to request the property to be put on sale and to bind a mediation agreement with an agent(s) who intermediates to sell your property.

There are three types of mediation contracts:
"non-exclusive agency listing","exclusive agency listing" and "completely exclusive agency listing".

Advantages and disadvantages of each mediation contract are listed as below:

Non-Exclusive
  • Property is advertised widely as the seller can request the sales to multiple agents.
  • Since it is not required to register to REINS, the seller can put the property up for sale without advertising.
    (The neighbors will not be aware.)
  • The seller can sell the property to a buyer whom he finds on his own.
  • Reporting of the responses is not required.
  • Agents tend not to advertise actively since the chance of closing a contract is lower than an exclusive property.
Exclusive
  • The requested agent advertise actively.
  • The seller can sell the property to a buyer whom he finds on his own.
  • Reporting of the responses is less frequent than completely exclusive contract.
  • Higher dependency to an agent
Completely Exclusive
  • The requested agent advertise actively.
  • The seller cannot sell the property to a prospective buyer whom he finds on his own.
  • Higher dependency to an agent
