Management service of condominium apartment

 

 

Previously, we addressed the management of an apartment and the general tasks and responsibilities of a management company. However we can never know how the apartment is managed until you actually live in it.
This time, we introduce the assessment index as well as the survey result of apartment management companies based on “The Survey on Satisfaction of the Apartment Management” conducted in August 2011 on the communities networking site gear towards those who live in condominium apartment.

 

“The Survey on Satisfaction of the Apartment Management”

The number of responses: 847
Note: It only included the management companies with more than 30 responses.

1. Evaluation items about the management staff:

-Usefulness and effectiveness
-Attitudes and behaviors (greeting, language manner, etc.)
-Frequency of patrolling and cleaning
-Responses in the event of a trouble
-Hospitality
-Operation schedule

2. Evaluation items about the management company:

-Responses when addressedy the resident
-Willingness
-Effectiveness and efficiency of the contact when sending an inquiry and/or request
-The contact’s effectiveness to offer supports and proposals to the management company

3. Running cost

-Is the management fee appropriate?
-Uncertainty and anxiety of repair funding saving

4. Cleaning of the common areas

5. Overall satisfaction 

6. How much would you recommend your management company?

Nomura Living Support won the 1st place overall as well as in the criterion for the management staff, the management company, overall satisfaction and degree of recommendation.

 

Mitsui Fudousan Housing Service won the 2nd place. It received many responses and got high marks on the evaluation overall. However the result in the cost lowered their standing because many responded that the management fee is too high.

 

The reputation of the management company may rarely affect the decision making on buying an apartment. However, we recommend taking it in to account when choosing a property as the management company greatly affects the comfort of daily life and the apartment’s asset value in the future.
