The Top Price Book-value Rate (PBR) of Apartments in the Greater Tokyo area is the area around Gaienmae Station on Tokyo Metro Ginza Line

A real estate research firm announced “the Apartment PBR Ranking in 2012″.
“Apartment PBR” is the index that indicates the price increase rate of the apartments sold within the certain time period compared to the time of initial sales.  If the PBR indicates 1 or larger, it means the property price has increased compared to the time of initial sales; which suggest the price of initial sales was set relatively low.  The research calculated the Apartment PBR by stations, by diving the average initial sales price per 70 sqm. space of the newly developed apartment between 2002 and 2011 by the present average market price per 70 sqm. space of such apartments.


The average Apartment PBR in the Greater Tokyo area is 0.93.  That is, the average sales price of the apartments developed and sold between 2002 and 2011 held 93% of the price level.  Seeing by stations, the station areas where are the apartments with the Apartment PBR larger than 1; meaning the present average market price of the apartments is higher than initial sales price, are found in the Central Tokyo area.  The station area with the highest Apartment PBR was Gaieneki-mae Station on Tokyo Metro Ginza Line, PBR: 1.46.  (See the chart.)   Tokyo Kantei assumes the results are attribute to the fact that, “all are located in the central Tokyo, which remains commercially and residentially attractive.  Consequently, the utility value of the apartment becomes high. Thus it is a good example of high Apartment PBR.”
